Certificate of Occupancy Requirements
A Certificate of Occupancy (C of O) is required before any structure may be occupied or used.
To ensure your closing is not delayed, please allow at least three (3) business days between your requested final inspection and the scheduled closing date. This time allows for potential re-inspections, completion of internal processing, and issuance of the official Certificate of Occupancy.
Important: If a re-inspection is required, the associated fee must be paid before the Certificate of Occupancy can be issued
The Certificate of Occupancy will be issued only after:
- All required inspections have been passed, and
- All applicable fees have been paid in full.
Penalties for Early Occupancy
The City of Westfield imposes strict penalties for occupying a structure without an approved Certificate of Occupancy:
- Residential structures and swimming pools: $2,500 fine
- Commercial structures: $5,000 fine
Please ensure final inspections are scheduled and passed before occupancy to avoid penalties.
